About Livingston
The county seat of Park County and the gateway to Paradise Valley

I’ve been selling real estate in and around Livingston since 1997, and I can tell you plainly: this place has something most towns simply can’t manufacture. Livingston sits at the northern edge of Paradise Valley, cradled by the Absaroka Range to the east and the Gallatin Range to the west, with the Yellowstone River cutting right through town. The scenery alone would sell the place — but the bones of the community are what keep people here.

Downtown Livingston is the kind of main street that feels genuinely lived in. The historic Northern Pacific Depot anchors it all, surrounded by art galleries, independent restaurants, and the sort of locally-owned businesses that have been there for decades. Tom Russell, Dennis Quaid, and Peter Fonda called this place home. The New York Times put Campione Roman Kitchen on its list of the 50 best restaurants in America. And yet you can still buy a coffee and watch the wind come down from the Absarokas without feeling like you’re paying a tourist premium for the privilege.

Real estate here ranges from Victorian-era homes on tree-lined streets to newer construction in the benchland neighborhoods with long views up and down the valley. If you want acreage, the surrounding areas of Clyde Park and the valley floor open up quickly. Whether you’re relocating from Bozeman or moving from out of state, Livingston offers the rare combination of community depth and access to world-class outdoor recreation — without the price tag of a resort town.
