Gardiner sits at the very edge of civilization and wilderness. It’s where US-89 ends and Yellowstone National Park begins — literally. The Roosevelt Arch, built in 1903 by Teddy Roosevelt himself, still marks the north entrance a few blocks from the town center. What you see on the other side of it is the park, uninterrupted, all the way to the southern border. Not many places in the country can say that.

I’ve sold property in Gardiner for years, and I’ll tell you what buyers come here for: access that money can’t fully replicate. Elk walk through the neighborhood in winter. The Yellowstone River — world-class trout water — runs right past the edge of town. You can be on a trail in the Absaroka-Beartooth Wilderness in under 20 minutes. And yet the town has a real school system, a handful of genuinely good restaurants, and the kind of tight-knit community that takes care of its own.
